Scarborough, from the Bluffs to Agincourt

Scarborough is a Clear Conditions service area. It runs from the lakeshore neighbourhoods along the Bluffs — Birch Cliff, Cliffside, Cliffcrest, Guildwood and Scarborough Village — north through Wexford and Dorset Park to Agincourt, Milliken and Malvern, and east to West Hill and the Rouge.

Most of the district was farmland until the late 1940s. What replaced it went up quickly and to a pattern: single-storey bungalows through the 1950s and 60s, then two-storeys into the 1990s. Solid oak strip flooring was standard for most of that period, which is why so many Scarborough floors can be brought back instead of torn out.

The Bluffs neighbourhoods hold the district's oldest housing, and older houses bring their own problems: floors that have already been refinished once and cannot take much more, bathrooms on their second or third round of grout, and natural stone that was never meant to meet what sits under most kitchen sinks.

Four floors, four different jobs

The same oak strip floor can need any one of four completely different treatments, and what separates them is condition rather than age. Getting it wrong costs in both directions: sanding a floor that only needed a recoat throws away wood that cannot be put back, and recoating a floor that needed sanding seals the damage in.

The finish is dull, the wood is sound
Cleaning. No abrasion and no new coating — the floor is dirty rather than damaged, and a proper clean is the whole job.
It feels sticky, or looks yellowed and streaked
Acrylic wax removal. Years of mop-on product sitting on top of a finish that is often still intact underneath. No cleaner lifts it; it comes off as its own step.
The finish is worn but no bare wood shows
Screen and recoat. The existing finish is abraded and a fresh coat goes on. No wood is removed and the floor keeps its original colour.
There is bare wood, deep scratching or staining
Dustless refinishing. The floor is sanded back and rebuilt. This is the only one of the four that removes wood, which is why it is the last option rather than the first.

Stairs are assessed separately. They wear differently from the floors they connect, and they are usually the most-used surface in the house.
