North York is two markets on one map
North York is a Clear Conditions service area. It grew in every direction at once, and it shows. Willowdale rebuilt itself along the Yonge subway line and is now overwhelmingly condominium — roughly seven in ten homes sold there are condos. Don Mills went the other way: a planned mid-century community of low rooflines and carports, still largely intact. Around them sit Bathurst Manor, Bayview Village, Lansing and Downsview, mostly houses built from the 1950s onward.
The two halves need different work. A condominium bathroom is a small, heavily used room that is often ventilated by a fan on a shared duct moving less air than it should. Silicone loses its seal, water gets behind it, grout darkens and mould takes hold where nothing can dry. Replacing the enclosure means a renovation the building has to approve; restoring it does not.
A Don Mills or Bathurst Manor house has the opposite situation — original hardwood, often original tile, and the room to work on a floor properly. What decides the job in a tower is frequently not the surface at all. It is the building.
What a North York building will ask for
Before work starts in most Toronto condominiums, the corporation wants paperwork, and a contractor who cannot produce it does not get through the door. Clear Conditions is bonded, insured and WSIB covered.

- Buildings commonly ask for a clearance certificate showing the contractor is in good standing and that workers are covered.

- Usually liability cover in the millions, with the condominium corporation named on the certificate. The amount and the wording differ between buildings.

- Most buildings run elevator bookings on a schedule and want notice, often a week or two, before anything is moved in or out.
- Work inside permitted hours
- Noisy work is generally restricted to weekday daytime hours, with weekends and holidays limited or excluded entirely.
