New streets, new grout, and the window that comes with them

Builder tile is usually laid well and finished quickly. Whether the grout was sealed afterwards is a separate question, and it is rarely one a buyer is given the answer to at closing.
Unsealed grout is porous. At an entrance it takes in road salt and grit; in a kitchen, grease and spills; in a bathroom, soap and standing water. None of that shows in the first month, and all of it is easier to prevent than to reverse.
The first two years of a new floor
Nothing about a new floor needs rescuing yet, which is exactly why this is the cheapest point in its life to deal with. Everything below is about keeping a line that is still the colour it was laid in.
- Find out whether it was sealed at all
- A few drops of water on a grout line will tell you. If the line darkens and the water soaks in within a minute or two, the grout is open and taking in whatever else lands there.
- The entrance takes the worst of it
- Salt, sand and grit come in on boots through the winter and settle into the joint. It is normally the first line in a new house to go grey.
- Construction dust is still in the joints
- Fine dust from finishing works down into fresh grout and is frequently still there under a new owner's mop, which spreads it rather than lifting it.
- Recolouring is the reset, not the last resort
- Where lines have already stained unevenly, recolouring brings the whole floor to one colour and seals it in the same step, instead of chasing individual marks.
Sealing is included in cleaning and in recolouring, so a floor that has already passed this window is not a separate problem — it just starts a step earlier.
