Bowmanville is an old town with new edges

Bowmanville is the largest community in Clarington, and it is really two places at once. The blocks around King Street are the historic core, where the houses predate the war and the main street has been a commercial street for well over a century. Around that core, newer subdivisions have spread north and west, most of them built from the 1980s onward.

Which half a house sits in changes what is under the carpet. An older Bowmanville house may have original strip flooring, a previous owner's refinish on top of it, or different answers in different rooms. A house from the newer end of town is more likely to have engineered or prefinished wood, which carries a thinner wear layer and a shorter list of options.

None of that is decided from the address. What decides it is the floor as it stands now: bare patches, a finish worn through at the doorways, boards that have moved, or a surface that simply never comes clean.

One house, three different floors

A house that has stood for a century has usually been altered at least twice, and its floors record every round of it. The front rooms, the kitchen and the addition are rarely the same wood, the same age or the same finish, so they are looked at as what they are rather than as one floor.

The original rooms
Solid strip flooring, often narrow boards, frequently under broadloom since the seventies. Age on its own is not damage — what matters is how much of the wear layer previous work has already spent.
The kitchen or bathroom that was redone
Later renovations tend to leave tile or a floating floor where wood used to be. Where wood survives, it can be a different species and a different thickness from the room next to it.
The addition at the back
Usually newer, and often engineered or prefinished with a thin factory wear layer. These clean and recoat well, and most of them cannot be sanded more than once, if at all.
The stairs between them
The most used surface in the house and the first to wear through. Stairs are assessed on their own rather than counted as part of the floor they connect.

Include the rooms you are unsure about when you request a quote. A floor that turns out to need nothing is a cheaper answer than one discovered halfway through the work.
